“Redevelopment of the following areas: i. Coastal zone from the Egnatia turn to the KYDEP warehouses, ii. Democracy Avenue from P. Academy to Nikomedeia Street, iii. Around Zarifeio Academy, and iv. Scouts Park, along with the construction of a new open-air theater.”
Subproject 1 involves the redevelopment of the city’s coastal front and the surrounding area around Zarifeio Academy (including Rigas Feraios, Kolleti, and Sokr. Oikonomou streets, as well as a section of Democracy Avenue). The project focuses on urban renewal and infrastructure upgrades, improving the coastal road (Apolloniados, V. Alexandrou, Karaoli-Dimitriou), which serves as a collector road and includes a dual bicycle lane extending to the pedestrian walkway on Kyprou Street.
This road connects key urban spaces, such as:
- The parking area of the “Fotis Kosmas” stadium,
- Public open spaces and recreation areas,
- The city’s main port and its related facilities (parking areas, free spaces, and land zone),
- The central park (Academy/Independence OT117),
- The OSE passenger station, its railway tracks, and Eleftherias Square.
The project also includes the remodeling, pedestrianization, and traffic calming of certain main streets to enhance connectivity between the coastal zone and the city center. Additionally, Democracy Avenue will be upgraded with new public spaces, improved accessibility for people with disabilities (PWD), bicycle infrastructure, modern urban equipment, and smart traffic management applications.
Furthermore, this subproject includes the construction of a new open-air theater in Scouts Park (Egnatia) to host outdoor events. Scouts Park will be directly linked to the coastal redevelopment and the construction of a music stage at OSE Warehouse No. 5.
